Our Opening and Your Responsibilities

Essential Duties and Responsibilities include the following.  Other duties may be assigned. 


• Executes preventative maintenance on all facilities equipment, including assisting vendors which are hired to perform preventive maintenance or repairs on facilities equipment. 

• Keeps records of completed facilities requests and other maintenance activities and ensures timely execution. 

• Maintains appropriate and required paperwork/documentation for required inspections and maintenance on fire system, elevator, and other local and state regulated systems.

• Is responsible for ensuring all internal areas of the building are maintained for cleanliness and safety.

• Performs required inspections for safety and compliance including fire extinguishers, fire sprinkler systems, and eyewash stations.
 
• Assists in the coordination of issuing and returning of facilities department tools and fixtures.

• Assists with and coordinates office relocations and office furniture system reconfigurations.

• Coordinates contractor support and works with various departments to ensure all contractor requirements are met, including corporate contractor management policy.

• Takes direction from, and carries out tasks as assigned by the facilities manager on any HVAC, electrical, pneumatic and plumbing systems.

• Maintains the Facilities database to document and track all support as well as executes on all requests in a timely manner (Snow ticket system).

• Maintains compliance for all government and external agencies including OSHA, EBMUD, OFD, etc.

• Is responsible for following procedures outlined in the Safety Plan and the quality manual.

• Other responsibilities and duties as assigned by the facilities manager

• Assumes department responsibilities when needed in absence of manager.

• Is responsible for all department inventory and replenishment for janitorial supplies, coffees and accessories, vending machines, spare parts, operating expense items.

• Collects and submits required documentation and obtains permits from City of Oakland in accordance with local and state requirements when applicable. 

• Performs basic plumbing repairs and replacements of parts or fixtures. Solders and installs copper pipe as needed. Installs or replaces pvc pipe and fittings

• Performs basic electrical trouble shooting of machinery and building components . Replaces fuses, relays, contactors and circuit breakers as needed.
 
• Installs electrical conduit and wiring . Reads electrical schematics 

• Uses power tools and hand tools, electrical meters, and other measuring devices

What You Need to Succeed

Education- High school diploma or certificate

Work experience – 1 or more years in a hands on building maintenance role

Oral/Written Communication - Listens and gets clarification.  Focuses on solving conflict. Presents numerical data effectively; Able to read and interpret written information.

Safety and Security - Promotes safety and security procedures; Determines appropriate action beyond guidelines; Reports potentially unsafe conditions and applies corrective action accordingly; Uses equipment and materials properly.

Attendance/Dependability - Is consistently at work and on time.  Follows instructions, responds to management direction; Takes responsibility for own actions; Keeps commitments; Completes tasks on time or notifies appropriate person with an alternate plan. This position sometimes requires working on swing or grave yard shifts in order to provide 24 hour coverage to complete projects. Occasional work on some holidays

Administrative - Is competent navigating and using Microsoft office suite. Capable of becoming proficient with SAP and File Maker databases.
